What is the pathway to purchase program?
Pathway to Purchase is a Prince George’s County homebuyer assistance program designed to support first-time homebuyers purchasing a primary residence in the county.
The program provides financial assistance that can be used toward: Down payment and closing costs.
The assistance is structured as a 0% interest loan with deferred payments, meaning no monthly payments are required. If program conditions are met, the loan is forgiven after 10 years.
How do Prince George’s county grants work?
Eligible buyers apply for Pathway to Purchase assistance while completing their mortgage process with an approved lender.
Once the buyer qualifies for a mortgage, the lender submits the required documentation for program review. If approved, the assistance is applied at closing to reduce upfront costs.
Funding is subject to availability.
PG County grant requirements
To qualify for Prince George’s County grants through the Pathway to Purchase program, applicants must meet the following requirements:
- First-time homebuyer status: Applicants must be first-time homebuyers.
- Income limits: Total household income must not exceed 80% of the Area Median Income (AMI) for Prince George’s County. All adults living in the household are included in the income calculation.
- Debt-to-income ratios: Applicants must meet the following limits: 35% front-end ratio and 47% back-end ratio
- Homebuyer education requirement: Completion of 8 hours of homebuyer counseling is required.
